Why DMCI Homes
Twenty-five years of resort-inspired condominium living in the Philippines, and the reasons it keeps holding value.
DMCI Homes has delivered more than 150 residential projects since 1999. Every one of them is a promise that was kept to a family or an investor.
Sky decks, lap pools, garden lawns, sky lounges and fitness floors. The resort is not a render — it is the part of the building you live in.
Locations near BGC, Makati, Ortigas and NAIA hold rental demand and capital appreciation. That is what makes a unit an asset and not an expense.
Virtual tours, online documents and a consultant who answers in your time zone. Buying from Dubai, Singapore or Toronto works the same as buying from Pasig.
Notes
Plain-English writing on price, timing and the costs that only show up after you reserve.

An 84.5 sqm three-bedroom at ₱14,143,000 against an 87 sqm two-bedroom at ₱15,950,000 — ₱4,770 a month less for the bigger unit. Why the price list does that.

A ₱5.89M one-bedroom costs ₱44,700 a month all-in against ₱22,000–25,000 to rent. The full ten-year math — and the third option nobody puts in the comparison.

The residential tower has topped off and One Fortis Plaza is going up next door. What a ₱1.2B commercial neighbour does to a Chino Roces address.

The same DMCI price list, compared honestly: what pre-selling actually saves you per month, and what the wait costs you in total.

Same money, two very different decisions: 63.5 sqm you can move into now, or 48.5 sqm with keys in 2029. Which one is actually the better buy.

Three Shantung three-bedrooms, ₱153,924 to ₱155,918 per sqm — and the 118 sqm unit is the best value of the three. The per-sqm table in full.

No. Marilou Grace Ganapin is a DMCI Homes Property Consultant, so the service costs buyers nothing. The commission is paid by DMCI Homes on the same official price list you would be quoted at the showroom.
DMCI Homes currently runs a promo at 12% downpayment payable over 32 months on selected properties. The standard range is 15% to 30% depending on the project. Financing options are spot cash, bank financing, or DMCI in-house financing.
They hold value well. Resort-style amenities, strategic Metro Manila locations and a 25-year developer track record support both rental demand and capital appreciation. The Valeron Tower and Fortis Residences are the two addresses with the strongest rental case right now.
Home Advance lets you move into the unit you are buying and lease it while you finish paying, instead of waiting for full bank financing. You pre-qualify by completing four months of downpayment. Move-in costs are one month advance, two months security deposit and a ₱12,500 utility deposit, with PMO turnover fees waived.
Yes, and a large share of buyers do. Virtual tours, online document processing and a consultant who answers in your time zone mean the whole purchase can be completed remotely. A representative in the Philippines can sign on your behalf with a special power of attorney. Foreign investors are welcome too: a foreign national can own a condominium unit in the Philippines, within the 40% foreign-ownership share of each condominium project.
Every DMCI Homes community across Metro Manila, plus Baguio, Batangas and Cebu — 65 communities in total. If a property is in the DMCI portfolio, it can be quoted, computed and reserved here.
